east on Mall Drive, a shared access drive to the subject site, just east of the Home Depot store and parking
area. Additionally, the subject can be accessed from the south line of Napier Avenue via a shared access
drive, which directs traffic from Napier Avenue to the subject site, the Home Depot store, and to Mall Drive.
The subject site is considered to have adequate accessibility.
Location
The subject site is considered to have a good location between the east line of Pipestone Street, the west line of Interstate 94, and the south line of Napier Avenue with exposure from east and west bound traffic along Interstate I-94, and north and south bound traffic along Pipestone Street. The subject is adjacent to the regional trade area that includes retailers such as; Sears, JC Penney, Target, Meijer, Elder Beerman, Old Navy and TJ Maxx.
