Eden Marsh is a development site on the famed Saint Johns River in Jacksonville, Florida. The location is prime for multifamily or potential student housing with Jacksonville University only two miles away. Eden Marsh consists of 9.96 acres and includes permitted marina site. Subject site is located approximately six miles northeast of downtown Jacksonville on the south side of the Saint Johns River. The development is in the University Park and Charter Point neighborhoods of Jacksonville, which is primarily residential. Adjacent to the property there is a mix of multifamily and high-end single-family waterfront homes.
The development agreement with an effective date of February 27th, 2012 was entered by Eden Marsh Development, LLC and the City has been extended to September 31, 2029. Agreement allows the development of 180 condominium/multifamily units.
Per site survey, approximately 1.81 acres are classified as wetlands, 3.61 acres as below mean high water (stream water) and 4.54 acres as uplands.
Subject is zoned RMD-D (Residential Medium Density) and RMD-B (Residential Medium Density). Per Jacksonville's Code of Ordinances this zoning category permits residential developments in a gross density range of up to 20 dwelling units per acre when full urban services are available to the site. Secondary and supporting nonresidential uses described in this category may also be permitted at appropriate locations subject to the performance standards and development criteria. Generally, multiple-family dwellings such as apartments, condominiums, and townhomes will be the predominant land use in the Residential Medium Density Districts, although other multiple-family, mobile home parks, single-family and mobile home subdivisions may also be developed in appropriate locations. Certain supporting open space uses, community facilities and utilities also may be permitted.
Some permitted uses include single-family dwellings, multiple-family dwellings, townhomes, housing for the elderly, family day care homes and foster care homes. For a full list of permitted and/or permissible uses, please see Jacksonville Code of Ordinances.
Subject property is located on Edenfield Road, which has access to University Boulevard and Fort Caroline Road, which provide highway access to downtown Jacksonville to the west and the Port of Jacksonville and the Jacksonville beaches and Atlantic Ocean to the east.
