Joyces commercial real estate career has focused on providing advisory, management and transaction services to companies with a broad spectrum of real estate assets and needs. Joyce joined Pyramid Brokerage Company in 1994 after seven years with Urstadt & Biddle property and seven years with Merrill Lynch Hubbard and Merrill Lynch Commercial Real Estate, all in the New York Metropolitan Area. Joyces experience includes tenant representation in office and industrial leasing, evaluation of company acquisition candidates, and planningbudgeting. At Urstadt Biddle, Joyce was responsible for all aspects of property and asset management for retail, office and salesdistribution property including investment analysis, property leasing and negotiation, preparation of annual budgets and review of monthly reports, market review and property positioning; property redevelopment, property financing and loan restructuring.
