A recently constructed 4-tenant strip center located at the “50-yard line” of a massive cluster of national retail on Highway 72, in Madison, AL (Huntsville MSA).
Madison Station features three internet-resistant tenants: Chicken Salad Chick, Teriyaki Madness and a Nail Salon. The fourth space, 1,136 sf, is currently vacant, but seller will master lease it for six months at a market rate, allowing the new owner adequate time to find and secure a final tenant. The leases are NN, with landlord responsible for roof and structure. However, given that the building was completed in 2018 with a 20-year roof warranty, landlord expense exposure should be minimal. Tenants pay insurance and utilities directly and reimburses for CAM and taxes.
The Madison, AL, market features excellent demographics; within one mile
the average household incomes exceed $124,000, making the market one of
the most affluent demographics in the Middle South. Madison is the premier
submarket of Huntsville, which boasts the highest per capita number of advanced degrees in the South, and is home to several Fortune 500 companies. Additionally, Huntsville is one of the largest technological research complexes in the world, and is a massive, critical hotbed of the aerospace industry. It has been said that “most things shot up into space are conceived, developed and manufactured in Huntsville.”
