Greenway Professional Park is located on 40th St just south of Greenway Rd. The focus and target will be to find users that want to be in the Paradise Valley submarket but do not want to pay the higher premiums that other buildings charge. Also, there are limited options with build out move-in ready office space in the sub-market that offer signage. We will need to use a very aggressive approach picking up the phone, knocking doors, sending out mailers, and follow-up. We have had a lot of success in this submarket filling up the building at 4921 E Bell Rd, leasing assignment for the medical complex up the street at 16220 N 40th St as well as working this assignment and leasing it up back in 2019 and understand that it will take some grit to land tenants here.
