Plots of land for lease in Miami

Miami is an exciting, electrifying place for visitors and working professionals alike. It’s family-friendly, culturally diverse, and perfect for exploring new commercial real estate opportunities.

The city and surrounding areas have always appealed to big-money real estate firms, and we’re getting to have a front-row seat to some interesting acquisitions.

In September of last year, Cemex picked up 150 acres of prime land in Miami-Dade for $33 million. The cement maker isn’t just throwing cash out into the wind just to make headlines; there’s a greater strategy in play.

The land has long held both logical and emotional promise for real estate enthusiasts across the board. Presenting land as an opportunity isn’t new at all, but the post-pandemic era is sparking new interest in an old standby.

Land Opportunities in Miami Call Forth the Bold

Now, Cemex is using the land purchase to expand on their current quarry zone, and the deal makes sense for those purposes. Land opportunities in Miami aren’t just for purchases, of course. You can find land for lease in Miami.

Agriculture is on the rise, but a lot of people don’t think about Miami as an agricultural powerhouse. Sorry to our Midwestern readers, but they aren’t the only zone in the country with strong soil and opportunities to grow crops.

The land that comprises what we know of as the greater Miami area is actually a very unique agricultural zone, where plenty of different crops can grow successfully.

If you’re speculating on whether you want to do a major push in Miami, consider leasing instead of purchasing. Just like with any other leased product, it’s a chance to get an idea of whether you’ll want to have the property long-term or if you’d be better off moving to other opportunities.

Applications for Land Leases

Leasing is just like a good sandwich loaf: you don’t want to eat it all by itself, but it forms a good vehicle for items placed on top of the bread. In other words, the land is just the beginning. Building a business plan that incorporates the land into something wonderful is ideal here.

Here are a few ideas to think about when it comes to useful applications for land leases:

Hobby Farming

Agriculture is a high-risk activity if you’re just starting out, with a lot of moving pieces. But if you’ve always dreamed about owning your own farm, testing the waters with some land for lease in Miami is a good way to get started.

Ideally, you should have some exposure to agriculture, whether by volunteering or just staying on top of the trends. What you grow is up to you and the land, or you can consider adding in some sheep, goats, or other livestock.

Budgeting for this on top of your lease can get a little expensive; these applications aren’t for those with no startup capital to spend.

Subleasing to Other Interested Parties

Sometimes people will pay you simply because you’ve already done all of the heavy lifting. That’s where the land lease comes in. If your lease is set up in a way where you can sublease to other people, then you’re simply providing a space with less hassles. That has a price tag, and it can help you clear profit while not having to get your hands dirty.

Community Gardens

People love gardening, but not necessarily doing it all by themselves. Building a community garden that activates the community opens the door to offering other services.

Think about hands-on immersive courses, selling plants directly, hosting artisan markets, and other activities that lend themselves well to leased land.

Although this may not be the most premium activity out there for leased land, the silver lining is that it’s a great way to connect with the community. People that share openly tend to get people not only interested in the community project but intrigued by what other products and services you may have to offer them.

Networking opens big doors, and people feel much more at ease talking about business while looking at beautiful flowers and well-kept trees.

An RV Park

An RV park might not sound like it’s in-demand, but you only need to look at the beginning of the pandemic era to see how many people decided to go out on the open road. When people realized that they needed to start social distancing, they realized that the best way to kill two birds with one stone was to go out into wide, open spaces.

Although we’re technically in the post-pandemic era as vaccine technology is catching up to the variants, the reality is that people still want to be away from other people. You could lease land in Miami to test out the viability of an RV park without having to have a lot of money.

If the numbers work, it can be fairly passive: RV people are used to spending money to get away, and they often return to places that have made it clear rigs and campers are welcome. Adding in select amenities can make it even more likely for folks to stay awhile, giving you a lot of rent in the process.

Agents, Build the Dream for Your Audience

What turns a good agent into a great agent in commercial real estate? When they can present new and interesting opportunities to their clients. There’s nothing that says that you can’t take these land opportunities and present them to your clients in a way that gets them excited.

Although we’re talking about land for lease in Miami, someone that explores a lease opportunity can always come back to make a purchase.

Capitalize on a Recovering Commercial Real Estate Market

Miami is a great place for real estate, and that fact is only going to continue to become more the case as the area expands development. People want to relocate somewhere that’s warm virtually year-round. No, people aren’t willing to let hurricanes stop them from enjoying the best the Miami area has to offer.

Let these land opportunities stew for a while; after all, it’s a big decision to make a move. But with so many ideas to bring the land back to life, why would you want to wait?
